Royal Aluminum-frame windows are common The Gardens. The replacement of windows or the installation of double pane requires an approved Architectural Modification Form. This form should be submitted to bobh@massingham.com.

SCREENS AND WINDOWS: The approved windows are manufactured by Royal, and are aluminum framed. Homeowners are responsible for maintaining, repairing and replacing all interior and exterior windows and screens in their condominiums. For replacement screens, rubber molding strips and other parts or repairs, try AA Able Glass in Sunnyvale, 800-309-2253. Owners must obtain prior approval if they actually decide to upgrade and replace their entire window(s) by completing an Exterior Modification Form and submitting it to Massingham.
Window Screens for Do-it-Yourselfers: If there is a need to replace window screens, residents can bring the old screens to Home Depot, Orchard Supply or Lowe’s. They can make new screen frames. Residents can also buy and install new screen mesh and the rubber material (spline) that goes around the outer edges.
