Every year, a reserve study is prepared for the HOA by a professional reserve study company (per the law). It has many details on how money from our monthly dues is set aside for future known expenses. Budgeting for future expenses is always wise, but for our HOA it's imperative.

3 Main Governing Documents
Updated Governing Documents
Our 3 main "Governing Documents" were very outdated, so the board hired attorneys to bring them up to date with current laws. See this Executive Summary PDF explaining major changes made to the documents. The new Governing Documents were voted on and approved by a majority of homeowners mid-2023.
The CC&Rs is an important document that homeowners should read through before purchasing here. It outlines the rights and responsibilities of homeowners and the Homeowners Association. There are a total of 14 articles on topics such as Easements, Use Restrictions (Article 4, one of the more pertinent sections), and a whole bunch of policies. It has information on pet ownership, trash disposal, not posting signs, etc. It also points out that we are not allowed to rent out our units via any service like Air BnB (short-term), "No noxious, harmful, or offensive activities" including loud noise is allowed, etc.
The CC&Rs can generally help address these questions:
What are the maintenance obligations of the HOA and homeowners?
How does the HOA enforce rules?
What insurance obligations does the HOA have? What obligations are those of the homeowner?

It is 157 pages, but it's searchable, so use the search feature to find what you're looking for. Do keep in mind that quite a bit of it is outdated. If you'd be willing to help us update it, please let the board or webmaster know.
